Flat roofs divide opinion. Done well, a modern flat roofing system will give decades of quiet service. But a large share of the flat roofs I inspect across Lincolnshire are traditional mineral-felt coverings from the 1970s and 80s — and felt has a finite life. This is the story of one of them: a roughly 40-year-old flat roof on a home out in the Lincolnshire Fens, and what the survey found.
The owner asked a sensible question, and it's the question every flat roof owner eventually faces: is this roof worth repairing again, or has it reached the end? Rather than take a roofer's word for it — a roofer who, however honest, profits from the answer — they commissioned an independent roof survey. Names and location details below have been anonymised, but every finding is real.
What a roof survey actually involves
This was a visual, non-invasive inspection of all accessible roof surfaces and their associated details — coverings, laps and joints, perimeter edges, flashings and drainage. Falls were checked with a spirit level, defects were measured and photographed, and every observation was written up in a report the owner could hand to any contractor for like-for-like quotes.
No part of the roof was opened up, and that's deliberate: the first job of a survey is to establish condition and direction of travel without causing damage. Where concealed problems are suspected — as they were here — the report says so plainly and explains what should be exposed and checked before any new covering goes down.
Finding 1: The mineral surface had worn away
Mineral felt is protected by a layer of fine stone granules that shields the bitumen beneath from ultraviolet light. Across numerous areas of this roof, that mineral surface had been lost entirely, leaving the dark bituminous membrane exposed. Once that happens, UV degradation accelerates rapidly — the bitumen dries, embrittles and cracks. It's the roofing equivalent of losing the enamel on a tooth.
Finding 2: Moss and organic growth across large sections
Substantial moss and lichen had colonised the surface, particularly near the abutment with the adjoining pitched roof. Moss on a flat roof isn't cosmetic: it holds moisture against the membrane for weeks after rainfall, accelerates deterioration, and obstructs the free drainage the roof depends on. Where moss thrives, ponding usually follows.
Finding 3: Open and lifted felt laps
Felt roofs are built from overlapping sheets bonded at the laps. On this roof, several laps had lifted and opened as the adhesive bond failed with age, with splitting and separation at junctions and perimeter details. Every open lap is a potential pathway for water — and unlike a dramatic leak, water entering at a lap can travel and soak the deck silently for years before anything shows inside the house.
Finding 4: Tired perimeter details and flashings
The roof edge trims, cappings and the lead flashing at the abutment all showed age-related movement and deterioration, with localised gaps at the edge details. Perimeter details are where wind-driven rain attacks hardest, and they are almost always the first place a flat roof starts letting water in.
Finding 5: The part that bounced underfoot
The most significant finding wasn't visible from ground level at all. Walking the roof, one area deflected noticeably under foot pressure — soft, unstable and, frankly, bouncy. Above it, the covering had bulged and swollen, disrupting the falls so that water was likely pooling around the very area where the deck below was weakest.
That combination — bulging membrane, spongy deck, localised ponding — points to prolonged moisture ingress having reached the timber deck beneath the covering, most likely through a failed lap joint nearby. This is exactly the kind of defect that patch repairs paper over: you can re-felt the surface, but if the deck below is decaying, you've re-covered a failing structure.
The honest conclusion: stop repairing, replace
Individually, several of these defects could be patched. Together — exposed bitumen, widespread historic repairs, open laps, failed edge details, extensive moss and a deck showing movement — they told one clear story: this covering had reached the end of its economic service life. Further localised repairs would be temporary at best, and money spent on them would be largely wasted.
The recommendation was to strip the existing covering entirely, inspect the exposed deck for decay and replace any defective timbers, then install a modern high-performance flat roofing system with new edge trims, flashings and waterproofing details. It's a bigger ticket than another patch — but it's the last time the owner will need to think about that roof for decades, rather than the next storm.
Why an independent survey matters here
A roofer quoting for work has an unavoidable interest in the answer. An independent survey has none: I don't carry out the repairs, I don't take commissions from contractors, and the report is written for the owner alone. In this case it gave the owner three things — certainty about the roof's true condition, a written scope any contractor can price against like-for-like, and evidence of the deck problem so it can't be quietly skipped when the quotes come in.
